How it works

  1. Tell us about the property and the purpose — the address, the reason for the valuation (for example CGT, SMSF, family law or a deceased estate) and any relevant date the value needs to reflect.
  2. An independent valuer prepares the report — reviewing comparable sales and market evidence, applying professional judgement and signing the result.
  3. You receive a signed report you can give to your accountant, SMSF auditor, solicitor or the ATO as documented evidence of market value.

Independence and standards
#

A signed valuation gives you a documented market-value figure with an evidence trail — the comparable evidence, the methodology, and the valuer’s signature and date. Reports are prepared to an ATO-acceptable standard for market-value evidence.

Independence matters: the valuer’s fee is for preparing the report, not tied to the figure reached, so there is no incentive to reach a higher or lower value. That is what makes a signed valuation more useful as evidence than an agent’s appraisal or an automated estimate.
